1. LivingQ is so much more than a place to live. Part of my roll in livingQ is to create fun events ,spacial workshops and educational webinars. Co-living is the future!!

2. This review is long overdue. I moved to San Diego from Hawaii and found the Q online. It was appealing to live in a community of like minded professionals and the website had beautiful pictures. I should have toured before signing that lease. The property is basically an adult frat house. It looks nothing like the images online. I saw some of the weirdest of guys get kicked out of the house. A more throurough background check needs to be done for the safety of the female residents. People are constantly coming and going because the Q fails to meet their expectations. Many past residents take a loss on their security deposit and leave before their lease ends. I never received my full security deposit back, despite finding someone to take over my lease (I lost $403). With 25+ people, I am surprised that rent wasn’t any lower (I paid $1350). You have to be extroverted, 42o friendly and okay with parties to live here. Strangers are constantly entering the gated community without warning. The neighborhood itself is rough with homeless, but that may be normal for California. Rosano Inc sees this place as a cash cow and does not give a care in the world about their residents.This place has so much potential if the property was properly maintained. I truly care about the good people I met there, and put in a lot of effort to make the place better. The Living Q was truly the 3 worst months of my life and I am glad I left. Feel free to message me again to take down this review, but I won’t this time. People deserve to know what situation they are potentially getting into. Thank you for reading.

3. I lived at the Q just shy of one year, I chose to give up my security deposit ($1,350) so I could get out of there two months before scheduled. I saw about 3 other people do this while I lived there. It’s a good amount of money, so you can imagine how intolerable things are for this to happen over and over.
   Before I moved in, I asked that the walls be painted because they were dirty. Months later, another tenant moved from the Bay Area and didn’t get to actually see her room in person before moving in, her walls were left dirty and uncleaned.
   Another tenant who moved into the only room with a kitchen in it, had cockroaches and open food in her room when she moved in. Apparently it’s had been used as a “chill” space for months while empty. She had to clean it and paint it herself as the walls were also filthy.
   When I heard this, I realized it was lucky I asked because they clearly cut corners everywhere they can. Later I realized, it’s not just cleanliness, but in safety.
   Earlier this year, the property was hit with a civil notice from the city because things were built illegally on the property like a deck/jacuzzi area. And the fact things were simply not up to code. For example, lack of hand rails, fire extinguishers, smoke detectors etc. Several rooms didn’t have smoke detectors, including my own, and the kitchen. Being that there is a lack of rails to the upstairs, the walls are absolutely filthy (again).
   It truly looks like a frat house. The manager, Johnny, is the super senior of the university. He doesn’t care at all about the property or improving it, and sees his job and the tenants as a nuisance. He excels in lack of communication and selfishness. Good luck to you if you bring an issue to him. He’s almost always sarcastic and bothered.
   If you have an issue, text him about it, because you’ll rarely see him in person, but don’t expect it resolved anytime soon.
   He conducts his tours of empty units (which he gets bonus’ for filling) from time to time in between his random and long absences while at festivals. Oh and not to mention, he gets free rent. When he is on the property, he’s always locked in his room. He goes out some nights, comes back late and will sometimes play very loud DJ music (we shared a wall). There were numerous times that I texted him anywhere from 1am-6am asking him to turn it down.
   Johnny loves to slack on his job, but he also loves to throw an occasional pizza and beer party to save face with the tenants. It keeps *certain* people off his back.
   The property is an almost always a mess of weeds, trash, dog poop, and that’s just the outside. The kitchen is only clean on the days maids come, which is 3x a week, the only perk of the house. When he would randomly decide to catch up on his duties, myself and a few other tenants would have to knock on Johnnys door for 5-7 minutes because there were handymen/plumbers at the gate coming to work on the rooms. We would sometimes receive notice in the chat, other times hed lets us know last minute. Some people waiting weeks for simple things to be fixed. Now, waiting even longer. Why? Because he rarely communicates. There no consistency in his management.
   Don’t get me wrong, there’s definitely some cool people there. Unfortunately, most of tho people decide to keep their heads down until their lease is up.
   I voiced my opinions in the group chat about things that were just plain gross around the property, and I became the “Karen” of the community, *frat house*
   If you like to cook, there will be times you can’t because the kitchen is a disaster, or you’ll have to clean it all up do that you can get to what you need.
   Don’t move here unless you’re comfortable with a party environment and housemates who don’t care to work together for the benefit of all.
   Living Q in Sherman Heights has amazing potential, but unfortunately it’s ran by people who don’t care. Look elsewhere, the utilities aren’t worth it. And you pet will get fleas. It’s a mad house y’all.

4. I have had a great experience with LivingQ. The company culture is truly something unique. With online interaction becoming more prevalent, the co-living experience is something that is filling the much need human space.

5. When you live at LIvingQ, you become part of a community! They hold great events and workshops that are educational and fun. It’s great to have a community to come home to. Just sayin….
