  1. **Disappointing Experience at Eaves Apartments Woodland Hills**

    I initially moved to Eaves Apartments Woodland Hills in 2019, partly due to the glowing reviews about the maintenance team. Back then, I had no major issues, and any problems were promptly fixed.

    However, in June 2024, my girlfriend and I moved to a two-bedroom apartment in the same complex, and the experience has been a disaster:

    1. **Kitchen cabinet fell off**—Maintenance made it worse, and it fell again.
    2. **Refrigerator issue**—Cabinet above it can’t open, limiting our storage space.
    3. **Lighting problem**—Light in the spare room was “fixed” but still doesn’t work.
    4. **Maintenance failures**—Every visit either results in poor repairs or nothing being fixed.
    5. **Old sliding door**—Needs replacement, and the screen door won’t close, letting in bugs.
    6. **Safety hazard**—My girlfriend scratched her hand on a nail sticking out of the bathroom drawer.
    7. **Spare room door**—Won’t close properly.
    8. **Termite infestation**—Now, we’re dealing with termites.

    Despite repeated complaints through their app, in-person visits, and even legal warnings, the management has remained silent. With the risings costs of everything we demand efficient and expedient service and quality materials being used.

    I would not recommend this location. If these issues aren’t resolved, we’ll have no choice but to enforce our tenant rights, including rent withholding or breaking our lease. It’s time tenants stand up against big companies that take advantage of us. California law protects us, and I intend to use every protection available.

  2. I have just moved to Eaves Woodland Hills.Jacob was helping me to move in and was staying on top of things making it as smooth and nice and possible. I can highly recommend this complex, staff is super friendly and the territory is so nice and green.

  3. I am a resident here and I’ve encountered a number of problems in a short time living here. My unit faces the street and the noise is unbearable with trucks backing in and out of the Amazon fresh store right across the street. The walls are super thin, I hear footsteps from above and noise from the hallway through my front door. I’ve had my car towed from the residents parking lot early on a Sunday morning with no warning or contact. The management/leasing office is horrible, they will lie to sell a unit. The lie they told me was that the walls were “thicker” on the bottom floor. The maintenance team is good, they will respond and take action for any problems I have had. You will have problems parking. Visitors will have to park in the street.most days especially Weekends after 10pm you won’t find a spot. the noise level coming in is a real issue that can’t be fixed, so I wear noise cancelling ear phones to sleep.

    But by far the worst thing about this place, is the CLEANLINESS. You will see ROACHES and other pests daily. Trash overflows into walkways, and some residents just leave there bulky trash/ furniture in and under the stairwells. Alot of the residents here are from foreign countries and don’t respect a clean community.They don’t care about LITTERING. Everyday more and more trash piles up. Management would rather police the parking lot then enforce rules on littering or cleanliness.

    This place doesn’t feel like a home, I’ve seen so many people move in and out in the 6 months I’ve been here. This place is more of a temporary fix til you can find something better. And it’s a shame because the location is great, but management and dirty community will keep me from living here long-term.

  4. Benjamin Lozano was really helpful. We had an AC issue late in the night and he helped us fix it even though it was 10:00pm. 5 stars for him

    The apartment is nice, the neighborhood is nice too, only issue is parking. There’s never enough parking for everyone so if you work late shifts you might want to ask about guaranteed/reserved spots.

  5. Roach motel! My apartment is infested with roaches, I have seen roaches in the hallway. I have tried EVERYTHING. They have done over 15 treatments. I have traps set everywhere. Bait. Boric acid. Sealing holes, adding filters to the vents. It’s hopeless. And they know this is happening because the front office staff have memorized the difference between “German roaches” and “American roaches” – and since they are “American roaches” they take zero responsibility for them, they don’t help me move to another unit, and are still charging me full price for cancelling my lease. I can’t eat or sleep in this place because 2-3 roaches a week appear. They are 2-3 inches long and 1 inch thick.
