  1. I have lived here for 2 and 1/2 years and I love it here. Ms. Bertha is kind, nice, and professional, she treats everyone fairly. She will address any concerns and explain everything to you clearly. Ms. Bertha makes sure the property is well kept and the units too. They are great about making sure everything is up to part always. With the leading of Ms. Bertha, the staff is nice and always professional. She is a GREAT! manger and that makes all the difference. I could not ask for a better property manager she is the right person for the job and she goes above and beyond!! Due to how she manages the property my children and I feel comfortable and safe!

  2. I moved in a few months ago and I’m so glad that I didn’t go anywhere else. The staff is extremely friendly and polite. The area/landscaping is very well maintained. Also, the apartments are very nicely maintained and updated. The layout is just great. I love the spacious living room, the big windows (a lot of light comes in and make the place open, so you can breath) and the huge balconies/yards.

    The most important feature is that I feel really safe in the area. Neighbors are friendly. It has a very high ‘home’ feeling.

  3. Was looking for a safe clean place for my daughter, who is attending college in the area. This grounds, so far seems to be clean and very well kept up. The 1 bdrm unit is spacious, but a bit pricey. The property manager, Bertha, and her leasing staff have been professional and helpful, thus far. I had a few issues, but Bertha did her best to rectify or find solutions for. The complex is quiet and made up of a diverse community that includes individuals and families. It is a 10-15 minute drive from the college and near lots of places to eat and shop.

  4. READ BEFORE EVEN APPLYING HERE!
    The experience of this place was terrible from start to finish. So let me start from the beginning. We were approved on our application and then given a move in date. So naturally, one gives a notice to ur current lease. It was all downhill from there. We got a call a couple of weeks later saying that our move in date got pushed a week. We were given NO COMPENSATION for that. And we’re stuck trying to figure out what we were going to do for a week. We had already made arrangements to move, and we were stuck living somewhere for a week. We basically had to move TWICE. We were never shown our apartment. We had toured a unit, and the gentleman said this is what it will look like, except it would be on the second floor. LIES. the apartment we toured was renovated with woodflooring. The unit we got was all carpet, and the only thing renovated was the bathroom sink. He no longer works there, Chris. He made the applying and moving in process so frustrating. His communication was terrible! Could not get a hold of him whatsoever. And that hasn’t changed with the leasing office either.

    Moved in. The unit was nice, nothing really wrong with it during our time there. Neighbors were nice and quiet during the evenings.

    Gates were always broken. They have a sign posted saying “24 hour video surveillance” B.S. ain’t no cameras anywhere. Security? What Security? Lived there for 13 months, and I THINK I saw someone once but never again.
    My car was broken into during the MANY times the gate was broken, and it took them like a month to fix it. Told them. They said they’d call me back. They never did.

    And because gates are always broken, homeless people come into the complex, do their laundry, and hang out there all night.

    Dog Park sucks, “outdoor gym” sucks (literally just 1 treadmill)

    Leasing office:
    You will NEVER get ahold of them. Whether it be calling them, emailing, or going down there during office hours. Every single time I went down there, the door was locked, and no one was in there.
    Nobody communicates with each other either.
    I don’t know if Juliana still works there, (there’s different people all the time) she is something else. Makes no sense sometimes. We gave our 30-day notice, and we were still charged a full month’s rent instead of a prorated amount. We advised her that we wouldn’t be able to be there during the inspection due to our work hours, proceeded to call me asking to schedule a time for the walk thru inspection. We moved out a couple of days before the month ended. We kept that unit SPOTLESS, never walked on the carpet with shoes, and busted our butts on the last day, cleaning every nook and cranny. They charge us $370 in cleaning fees! “Carpet Cleaning- Heavily Soiled” FYI: THEY TAKE MORE THAN HALF UR DEPOSIT. So don’t bother cleaning ur apartment, cause they’re going to charge you as much as they can.
    I was so fed up with this place, I thought i was done with them, but they screwed up after that and they kept calling us because we still had a balance of that prorated rent I stated earlier they never took off ! They also somehow thought our move out date was later than our actual date, so we were being charged for that too. We kept calling and emailing about it, but we never got a response. It was just back and forth with Bertha saying, “Let me find out blah blah blah and never got around to it. Someone said it before, but she DOES NOT let you speak. She eventually credited us back, and the balance was taken off. But this whole experience, as a first-time renting apartment, was a headache!
    If you made it this far, thank you for taking the time and reading about my experience. I hope this helps in making your decision to move here or not. I HIGHLY suggest you find another place.

  5. If I can give 0 stars to this place I would. I was a loyal , non-problematic, rent on time tenant for 4 years. The leasing office here is trash, disrespectful, unprofessional and they change staff personnel pretty often. I moved out 1 month ago and the “community manager” Kristi Gonzalez is completely rude and disrespectful and cannot address my concerns appropriately about the deposit refund being shorted and a cleaning fee of $230 when she had told me $160 when she came in to do the pre-Inspection of the apartment, she wasn’t professional whatsoever nor responded in a timely manner. She ignored a few of my emails, and when she replied she was completely rude and a smart mouth. Until I asked for a call instead. Bertha “assistant manager” called me and she was a bit more helpful but first she was also being disrespectful since she kept talking over me when I was addressing MY concerns about the deposit refund. She wasn’t able to do anything about the cleaning fee since she claims they use an outside company to clean up the apartment and whatever they bill them, they bill the charge to the tenant. The refund balance was off $50, Bertha told me to call back at the end of day or next day since she was going to explain the difference to Kristi. I called at the end of day , no answer, I called the day after, no answer, called again and left a voicemail, then emailed Kristi, still no response, then called 2 more times and finally Bertha answers and says she’s been “super busy.” She said they issued the check for my refund without the $50 and I asked what day and she didn’t know what day so I asked if I can speak to Kristi since Bertha wasn’t giving me any answers and kept saying “I don’t know”. She was asking Kristi in the background and I just asked her if I can just speak to Kristi
    , so I did and she was being so resistant, she didn’t let me speak, I asked her to let me speak and she said “I’m not doing this, ok, your 2nd check of $50 will be issued. have a good day!” And hung up on me. As a “community manager” she is supposed to address the tenants concerns in an appropriate manner. In my opinion, if you can’t handle the position and deliver the proper customer service and use the correct tone of voice, then she shouldn’t be a manager speaking from a management position myself. This is insane in my opinion, I have never been treated so poorly.
    She issued the check prior to sending me the refund statement days later. It’s been over a week now that she stated the check “mailed out” and still haven’t received the first check and now she has to issue another check of the difference of her mistake of $50 . (Hmm I wonder when i’ll be receiving that one) By law it’s 21 days for tenants to receive their deposit refund and I still yet haven’t received it. California Villages , please do better with choosing your staff. As for future residents, save yourself the time and go some place else. Because you will never be able to get ahold of the leasing office, gates are always breaking , dead rats randomly in the gardens, homeless people roaming around the community and also sleeping by the laundry rooms or breaking into them so they can charge their phones. RVs parked outside with people living in them and leaving a mess on the street and those same people coming into the complex and using the laundry rooms. One in a while , cars are broken into. Water is always getting shut off due to “emergency water shut off” pools are always dirty and Chairs thrown in. Random kids smoking marijuana in the pool areas or where the picnic area is. Save yourself the headache.
