Christopher Ling from the maintenance crew came in and saved the day on a Sunday night. He arrived just 10 minutes after I submitted my request. Came and did an amazing job. Honestly I did not expect such prompt response from the maintenance team.
I would say one of the primary reasons I want to continue living at AVA is the leasing and maintenance team here, way more responsive and helpful than anywhere else I have been.
I had an excellent experience at Ava Little Tokyo, thanks to the outstanding service provided by Jafet Ortiz. Facing an urgent issue with our shower faucet late at night and to avoid my apartment getting flooded, Jafet came to our rescue at 11 PM. His professionalism and efficiency in fixing the problem were truly commendable. It’s not often you find someone so dedicated to ensuring residents’ comfort, regardless of the hour. Big thanks to Jafet and the Ava Little Tokyo team for their exceptional support and care!
I recently had a plumbing issue and called Chris I was incredibly impressed with how fast and efficient he was! He arrived on time, quickly identified the problem, and had it fixed in no time. On top of that, he left the area spotless. I highly recommend Chris for anyone in need of a reliable and clean plumber
I stayed at AVA little Tokyo from 2023-2024. Our time there was marked by gross mismanagement, deplorable community conditions, poor apartment cleanliness upon arrival and unbelievably excessive noise from both outside and within the complex.
– AVA Little Tokyo initially gave us our apartment in very poor condition. There were stains on their carpet from previous pet owners and paint drops from a clearly rushed paint job that was performed prior to our
Move in.
– our bedroom window was directly next to one of their extremely bright outdoor lights, which can not be turned off, filling our bedroom with a bright light each and every night. AVA refused to replace a stained window shade in the bedroom window with a clean one or one capable of blocking out the excessive light
– there is very little, if any, sound proofing between the floors of the complex. Throughout our time at the AVA, we were subjected to stomping, blaring music and parties from both our upstairs and downstairs neighbors at all hours of the day and night. AVA refused to take any action despite repeated complaints and direct community violations by the tenants
– AVA refused to sign our move in/move out checklist either time and attempted to charge us multiple illegal fees (including duplicated utility bills) at move out to avoid returning our security deposit. We successfully sued the AVA in small claims court for violating CA Civil Code 1950.5, which governs rental agreements.
– each entrance to the AVA is surrounded by homeless individuals and others. We were harassed multiple times by individuals attempting to follow us into the building and in some cases running and screaming at us as we entered controlled access points, trying to catch the door behind us to enter the building. The AVA had one fantastic morning guard but the rest of the team did not attempt to aid residents in these issues.
– without notice, AVA switched the entire complex to an app based entry process via Latch. This required residents to pull out their phone in situations where homeless and other individuals were directly congregating around you attempting to enter the building. Often, the app would fail and require multiple attempts or lengthy periods of time to process entry requests.
If you chose to live there, document every piece of your move in and move out processes and ensure that the company is meeting all requirements of CA Civil code. They will try to take advantage of residents and withhold security deposits for invalid reasons.
Avoid. At. All costs.
I have lived here for 2 years and I would say overall it is a decent place to live. Apartment is modern and clean and there are good amenities (but not the best). The maintenance staff comes quickly when there are issues as well. However, I have to dock multiple points for several issues.
1 – noise. We lived in a unit right below the rooftop, and there would be constant noise past quiet hours on the rooftop which made it impossible to sleep. Management was slow to address this, and even when they sent security to enforce quiet hours, it would be slow and well past midnight before they actually responded. Although this is the fault of the other tenants, management did not do enough to stop this issue.
We did switch units, to one that was facing the pool area, but even that was also loud due to the people partying past quiet hours and management not doing anything.
2 – the smell. The smell of weed, urine, or feces is pervasive as you walk through the community, inside and outdoors. The neighboring street is right on skid row and as such there is a strong smell of urine outside in Toyo Miyatake Way. Indoors, although this is a non smoking facility, there is a constant smell of weed throughout the hallways, elevators. Another fault of the tenants, but management cannot do anything about it. Multiple times there were 3-5 am fire alarms because of someone smoking in the hallway and they still cannot do anything about it.
3 – STEALING YOUR DEPOSIT. They will take out most of your deposit on cleaning and carpet cleaning even when there is nothing above normal wear and tear and the apartment was cleaned prior to move out. This has happened twice. Per California law, this is ILLEGAL. They have ignored my emails as well regarding this. Wear and tear is the unavoidable deterioration of a unit from NORMAL USE by a tenant, and we have documented that everything is in normal condition on date of move out.
4 – elevators broken. there is one elevator servicing the side of the building that we were in for all 6 floors. It was broken and under maintenance for several weeks throughout the year which was extremely inconvenient
5 – underground garage door broken for several months so you had to drive through a sketchy opening.
6 – no keys, they use latch app which is an extremely frustrating app to use. There is a button for EVERY single door in the building, which is entirely unnecessary.
7 – management doesn’t take phone calls, you have to go through an app to get anything done.
